Closing your Greenville Home
You are on the home stretch and now have only a few days left before the big closing day. The first thing you will want to do at this time is to call the utility companies associated with your new home and have those scheduled to be transferred into your name on the day of closing. Since there are different utility companies in Greenville, we can find out which ones service your new address and give you their names and phone numbers to make those contacts.
The lender will require that all closing disclosures be signed three days prior to closing as required. If you have gone through lender financing, that lender would have provided you with a good faith estimate upon taking loan application. This estimate should be pretty close to the bottom line that you will need to bring with you to closing, but we should have a more exact number for you after receiving this HUD-1. Once you have the amount you will be bringing to closing, you will need to get that amount in the form of certified funds made out to the closing attorney. If this isn't possible or if you are coming from another closing, many times the attorney will be able to provide wiring instructions for the purpose of wiring the funds directly to their trust account. You will also need some sort of photo ID as required by law.
Once all the repairs have been completed and the seller has moved out of the property, we will schedule a final walk through for the purpose of checking to make sure the repairs were completed. This will be the time to also check to make sure that the property has been cleaned and no further damage was evident as a result of their move. Once this walk through is complete the key will be removed from the lockbox. The goal is to not have any outstanding issues present at closing so that time can be devoted to signing the necessary documents and dispersing the appropriate funds.
